Building Contractor

As a general contractor , we act as the main contractor, principal or prime contractor on a construction building project.

We are responsible, directly and actively involved in the day-to-day management and oversight of our construction sites, direct management of vendors and trades, and the communication of information to all parties involved throughout the course of a building construction project.

FMH Builders is employed by our clients, usually upon the recommendation of a previous client, architect or engineer. FMH will then be Responsible for the overall coordination of a project, and its sub contractors, we hire only the most professional, experienced and reliable subs in our area, we have worked with these subs for years and trust them with our projects 100%. 

A general contractor must first assess the project-specific documents (referred to as a bid, proposal, or tender documents). In the case of renovations, a site visit is required to get a better understanding of the project.  Depending on the project delivery method, then will submit a fixed price proposal or bid, cost-plus price or an estimate. We most consider the cost of home office overhead, general conditions, materials, and equipment, as well as the cost of labor, to provide the owner with am accurate price for the project.

Contract documents may include drawings, project manuals (including general, supplementary, or special conditions and specifications) and addendum or modifications issued prior to proposal/bidding and prepared by a design professional, such as an architect.

Our responsibility 

FMH Builders, Inc.,  is a general contractor responsible for providing all of the material, labor, equipment and services necessary for the construction of your project in Key West or The Lower Florida Keys.   A general contractor often hires specialized sub contractors to perform all, or portions of the construction work.  When using subcontractors, we are still responsible for the quality of all of the work performed by any and all of the project hires.

Our number one priority is safety on the job site.

We are also responsible for applying for the required and/or necessary building permits, advising the person they are hired by, securing the property, providing temporary utilities on site, managing personnel on site, providing site surveying and engineering, disposing or recycling of construction waste, monitoring schedules and cash flows, and maintaining accurate records.

As mentioned above,  we often employ subcontractors to perform duties related to specific scopes of any construction  job.   FMH will be responsible for overseeing the subcontractors quality of work and craftsmanship to always ensure  quality outcome.
